The 5 Best Sydney Suburbs for University Students (Honest Take, by Campus)

1. Camperdown, the obvious pick if you're at USYD

Camperdown wraps around the western side of the University of Sydney's Camperdown campus. Walking distance to lectures (5-15 min), low-key residential streets, and weekend life that revolves around RPA Hospital, King Street and Sydney Park. Coliving rooms here typically sit in the $250-$330/week all-inclusive range.

Who it fits: USYD students who don't want a long commute and prefer a quiet inner-city base over a louder one like Newtown.

2. Ultimo, the UTS doorstep suburb

If you're at UTS, Ultimo is essentially "on campus" without being a dorm. The Tower is a 5-minute walk from most Ultimo rooms. Powerhouse Museum, Goods Line walkway and Darling Harbour are within 10 minutes. It's denser, busier and more international than Camperdown, closer in feel to a small-city CBD than a suburb.

Who it fits: UTS students (especially international ones), Notre Dame Broadway students, and anyone who wants their bedroom and their lecture hall on the same map.

3. Newtown, the student-life suburb

Newtown is what most Sydney students imagine Sydney student living is. King Street's bookshops, vintage stores, late-night ramen, live music, and a long-running counterculture vibe. It's 5-15 minutes from USYD by foot or bus, 20 from UTS by train, and lively at almost any hour. Rents are slightly higher than Camperdown but the lifestyle premium is real.

Who it fits: Students who want their social life and their study life in the same suburb. Less ideal if you want quiet.

4. Kingsford / Kensington, UNSW's natural orbit

UNSW Kensington is awkwardly placed, not near a train line, not in the inner-city core. Kingsford and Kensington are the practical answer: bus or light rail to campus in under 15 minutes, with a strong student/international demographic, decent food (especially Vietnamese on Anzac Parade), and rents in the $250-$320/week range. Less character than Newtown but a much better commute.

Who it fits: UNSW students. Anyone else trying to live here is signing up for a long commute for no good reason.

5. Strathfield, Macquarie + Western Sydney + ACU adjacent

If your campus is Macquarie, Western Sydney University (Parramatta) or ACU Strathfield, the inner-west student suburbs above don't help, your daily commute would be 60+ minutes. Strathfield is the better hub: direct trains in multiple directions, a multicultural food scene, lower rents than the inner-city, and a genuine student-and-young-professional density. Coliving rooms here sit in the $200-$260/week range.

Who it fits: Macquarie, WSU and ACU students. Also a strong pick if your campus is further west, you're still 30-45 minutes by train, not 90.

How to actually pick, quick checklist

  • Match the suburb to the campus, not the suburb to the vibe. A great suburb 90 minutes from your lectures wrecks your semester.
  • Set a fortnightly all-in rent ceiling. $230 or $280 are very different shortlists. Coliving with all bills included keeps the comparison honest.
  • Visit on a weeknight. Suburbs look different at 7pm on a Tuesday than at 11am on a Saturday. Newtown is the obvious test case.
  • Talk to current residents. CDA's vetted-flatmate model means you can ask honest questions about the home before you sign anything.
