House Rules

Safety, Security & Damages

  • Ensure the property is kept safe; make sure all doors and windows are locked whenever you go out.
  • Do not leave any personal belongings in the communal areas. CDA Coliving does not take responsibility for any personal belongings left in the house.
  • If any damage occurs to the premises, The Occupant must notify CDA Coliving via the Property Me app or email as soon as The Occupant becomes aware of it.
  • It is expected that The Occupant shall notify CDA Coliving should they be responsible for any breakages in the house. The cost of these breakages will then be paid via bank transfer. Failure
    to notify CDA Coliving of any breakages may result in all occupants being charged equally for the costs of repair or replacement.
  • CDA Coliving does not take any responsibility for any injury, illness, loss, damage or death caused to The Occupant or The Occupant’s property during the period of occupation. The Occupant agrees that occupation of the premises is at his or her own risk.
  • Most common areas are monitored with closed-circuit television cameras (CCTV) 24 hours a day for security purposes. Private areas, such as bedrooms or bathrooms, are not monitored.

Loss of key(s)

  • If an Occupant is locked out of their room, they have two options:
    • They can request assistance from the CdA team, which will incur a $250 fee if a CdA staff member is required to visit the property to resolve the issue.
    • Alternatively, the Occupant may contact a locksmith at their own expense to unlock the door.
  • The Tenant must pay a 150 AUD fee to cover any lost keys. Locksmiths are above and beyond this amount.

Smoking & Drug Rules

  • Smoking is prohibited inside the house, on the balconies, or in the rooms. This also applies to e-cigarettes.
  • If you are found or housemates report you smoking inside the house, you will be charged the cost of cigarette smoke removal. Professional services cost between $200 and $600.
  • Suppose the smoke alarms and sprinklers are activated due to smoking indoors (and/or incense sticks, unattended heaters etc). In that case, The Occupant agrees to pay the full cost of a
    call-out fee, charged by the State Fire Brigade, which can be as much as AUD1,500.
  • Smoking is allowed in the outdoor facilities only, and cigarette butts will need to be disposed of responsibly.
  • Drugs are strictly prohibited. If you are found to have illicit substances, you will receive a termination of your lease agreement.

Parties & Events

  • Small social gatherings (under 10 people including guests) are allowed on site between the allowed times of 9 a.m.-10 p.m. on weekdays and weekends.
  • Large gatherings (10+ people including guests) are prohibited on the property.
  • Occupants are fully responsible for cleaning after any events. Failure to do so will result in a $150 cleaning fee payable by all tenants involved.
  • Guests are required to leave the premises by 10 p.m.
  • If The Occupant or The Occupant’s guests behave in such a way that results in complaints from other residents of the house, neighbours, the council or the police, CDA Coliving may send a termination notice and the guest must leave the premises as indicated.
  • The Occupant must take good care of the house, its appliances and furniture. If anything is damaged, the Tenant will be charged for the cost of its repair or replacement.

Guests

  • The Occupant shall not cause or permit more people to reside in their room or any part of the property other than as permitted by this agreement.
  • The Occupant is allowed to have friends visit. However, if they are to stay the night, permission must be expressly sought from CDA Coliving. In this case, The Occupant will incur a weekly increase of 50 AUD in their rent for that week, regardless of how many nights a guest is staying within one calendar week (Monday to Sunday).
  • Should The Occupant have a guest to stay, the name, telephone number and email address of that guest must be provided to CDA Coliving.
  • Guests who stay for more than 7 days are required to sign a new private agreement and pay rent as they are deemed to be a permanent occupant of the property.
  • Should any guest of the tenant cause any disturbance of any nature to any housemate or neighbour, CDA Coliving reserves the right to ask the tenant and their guest to vacate the property.
  • Tenants and guests are not to sleep in the property’s communal areas at any time.

Cleanliness

  • General cleaning supplies such as dishwashing liquid, toilet paper, and bin liners are not supplied by CDA Coliving.
  • The dishes must be washed, dried and put back in the cupboards immediately after every use. No dirty dishes are to be left in communal spaces or in the room of The Occupant.
  • Kitchen items are communal and must be cleaned and put away immediately after use.
  • Each Occupant will be required to share cleaning responsibilities in the communal living room, rear/front courtyard, hallway, stairs, bathrooms, communal kitchen, and at the front of the house. CDA Coliving can provide suggestions for cleaner rosters, but it is the responsibility of the Occupant(s) to maintain the house clean and tidy.
  • CDA Coliving will organize routine inspections to check the cleanliness of the house. If the house is found in an inadequate condition, the Occupant will be asked to clean and organize it within 24 hours. If the Occupant(s) fails to do so, the cost of sending a cleaner to the property (150 AUD) will be divided among the Occupants.
  • No cleaning must be done between 10 p.m. and 8 a.m. for noise restrictions.
  • Bedrooms must be cleaned regularly. Any signs of smoking or unhygienic room conditions during routine inspections will result in the termination of the lease agreement (1 week notice) and cleaning charges and deodorization will be deducted from the security deposit.
  • The Occupant is responsible for rubbish recycling, by sorting the rubbish and putting it into the correct bin. Instructions are available in the house and on the local council website. Please follow the instructions outlined in Annexure 1, as council fines may apply for illegal dumping.
  • The Occupant is required to take out and bring in the bins according to the schedule provided.
  • The Occupant is required to report any missing or damaged bin using the Property Me app.
  • If the bins are not collected by the council due to incorrect disposal of the rubbish or being disposed of on an incorrect day, CDA Coliving will be forced to charge a rubbish removal fee to the occupants of the property.

Mould prevention

  • Exhaust fans MUST be switched on, particularly when bathing, showering, cooking, doing laundry and drying clothes.
  • Open windows and doors when weather permits, to improve cross ventilation (be aware of security).
  • Do not use heaters excessively.
  • The Tenant must notify CDA Coliving via the Property Me App of any mould in the premises immediately after arrival.
  • Any additional cleaning required for mould build-up due to the lack of ventilation and/or the excessive use of heaters during the tenancy will result in a charge to The Occupant.
  • CDA Coliving will not reimburse for any costs of cleaning products used to remove any mould that may arise during your tenancy.

Bed bugs and other pests

  • CDA Coliving guarantees The Occupant the room be free of bed bugs before moving in.
  • CDA Coliving will not compensate The Occupant if bed bugs are detected and not reported within the first 3 days of the commencement of the agreement. The Occupant must inspect for and report bed bugs to CDA Coliving by email at hello@cdacoliving.com
  • CDA Coliving will not compensate The Occupant if their previous stay was at a hostel or backpacker accommodation.
  • Should the room become infected by bed bugs at any time during the occupancy, The Occupant will be liable for all costs associated with the treatment and removal. Should the room be uninhabitable due to bed bugs at the end of The Occupant’s stay, The Occupant will be liable to pay all rental amounts until the room is deemed habitable again by CDA Coliving.
  • The Occupant is aware that he or she must check in their bed, room and common areas for bed bugs on commencement of their accommodation agreement.
  • The Occupant must keep the room tidy and clean to avoid any infestation of bed bugs.
  • The Occupant must NOT bring beds, furniture or appliances found on the street to the accommodation or house premises.
  • If The Occupant brings any used items into the accommodation or house premises, they will be responsible for the cost of pest control and/or disposal of the item.

Heating / Cooling

  • CDA Coliving does not provide heating or cooling appliances in rooms. If the tenant wants to buy, only pedestal fans for cooling, or oil heaters for heating are permissible. Please refer to Annexure 2 for a guide on what is permitted.
  • We do not accept fan heaters, portable air conditioners, portable electric panel heaters, or radiant heaters. Please refer to Annexure 2 for a guide on what is permitted.
  • If CDA Coliving finds an unpermitted heater, it will be immediately confiscated.
  • If maintenance is required due to the use of non-permitted heaters, the cost of maintenance assistance in the property will be charged to The Occupant.

Washing/Drying Facilities

  • Use of the washing machine on site is available to all tenants. Please do not leave clothes in the machine after your load has finished.
  • Dryers available on the premises are to be used responsibly. Clean lint after each use to maintain the machine.
  • Portable clothes racks are not to be used in common areas including hallways, living rooms and kitchen. They are permitted ONLY inside bedrooms and available laundry rooms.

Bikes

  • Personal bikes are to be secured in the front/back yard of a property. They are NOT allowed to be parked inside the property or bedrooms.
  • CDA Coliving does not take any responsibility for theft or damage of bikes. The Occupant is fully responsible for their equipment.

Use of electric bikes

  • The Occupant acknowledges that they are responsible for their own safety while using the electric bikes, and CDA Coliving is not liable for any accidents, injuries, or damages that may occur while using the electric bikes.
  • CDA Coliving does not take any responsibility for theft or damage of electric bikes. The Occupant is fully responsible for their equipment.

Battery Charging Safety

  • The Occupant shall follow the manufacturer’s instructions for charging the electric bike batteries, ensuring that they are plugged into the correct voltage and type of outlet.
  • It is strictly prohibited to tamper with or modify the electric bike batteries or chargers in any way.
  • The Occupant shall not leave charging batteries unattended, and they must be present during th entire charging process.
  • The Occupant acknowledges that they are responsible for any misuse, damage, or negligence that results in harm to the electric bikes, their batteries, or related equipment.
  • The Occupant acknowledges that any misuse, negligence, or violation of these guidelines that leads to damage to the property will result in The Occupant being financially liable for the repair or replacement of the damaged items. CDA Coliving reserves the right to withhold a security deposit or seek compensation for damages incurred due to misuse or negligence.

Wifi – Internet Connection

  • CDA Coliving offers Wi-Fi internet to the property, however, makes no warranty as to the connection speed or extent of connectivity within the premises.
  • Wi-Fi is offered primarily for communication and work or study purposes.
  • Whilst CDA Coliving does not ban the use of gaming consoles, occupants must be aware that such use is considered secondary and if the property experiences slow connection speeds, the use of said devices may be restricted.

Shutdown Period

  • CDA Coliving has a mandatory shutdown period during the Christmas and New Year’s periods.
  • CDA Coliving will not process move-outs between the 15th of December and the 14th of January.
  • Shall The Occupant be required to move out during the shutdown period, they will need to notify hello@cdacoliving.com and organise a replacement before the 15th of December
  • CDA Coliving will not accept move-out notices or lease renewals during the 15th of December and the 14th of January.

Communication channels

  • WhatsApp Group Usage: House WhatsApp group is exclusively used for announcements and house-related information.
  • Any requests for repairs or maintenance within the house should be promptly reported through the designated maintenance request channel using the Property Me App. This channel ensures that all requests are properly documented, monitored, and attended to by the responsible party.
  • In the event that The Occupant intends to vacate the premises, it is essential to provide a formal 4-week move-out notice through hello@cdacoliving.com. This allows for effective planning and coordination of necessary arrangements for the departure and potential replacement of the departing Occupant.
  • Rent payments should be made through the agreed-upon payment method and submitted within the designated time frame. Occupants are responsible for ensuring that the rent is paid promptly and accurately, and any payment-related inquiries should be addressed via hello@cdacoliving.com

Recycling and Rubbish

Please refer to this table to ensure that the right rubbish goes in the right bins. If this is not followed, the bin may not be collected by the council and CDA Colivng will be forced to charge a rubbish removal fee.

If provided, paper and cardboard only. No plastic bags.Glass bottles, plastic bottles, metal, paper and cardboard (when a blue lid bin is not provided). No plastic bags.

 

Green Lid Bin

Red Lid Bin

Green waste, anything including garden clippings, fruit and vegetable scamps, flowers and dead plants etc.General waste, anything can go in this bin – food scraps, foil, tinned cans.

Heaters & Cooling Equipment

This is a serious issue. If you wish to use a heater, it must be of the kind that is approved by CDA Coliving. There have been close calls regarding fire hazards in the past, and this policy is solely for the safety of our occupants.

There are also only certain heaters approved by CDA Coliving insurers.

Please follow the table below and if in doubt, ask us. If CDA Coliving finds an unpermitted heater and/or air-conditioning unit, it will be immediately confiscated, no questions asked.
